Please read the entire listing before booking. We are a zero party property. No party behavior is allowed at our location. Our house is in a family friendly neighborhood with many year-round residents who won’t hesitate to report if someone were to get loud or rowdy. We have hosted many well behaved and respectful guests of all ages. But we ask that you please be honest with yourself and if being rowdy is important to you that you book another home instead. For your comfort there is an 8 person maximum allowed at the beach house. Up to 2 dogs allowed, maximum of 50lbs each. A $185 per dog fee applies to each of your doggie friends. And an Undisclosed dog fee of $275 per pet applies if dogs are brought to the property but not added to the reservation before check in. Please know that Airbnb will add the first dog fee to your reservation once you list your dog as a guest. Any additional dog fee for a second dog will be charged through the resolution center after booking. We appreciate you crating your dog when they are not under your direct supervision. And that they use the dog blanket when on furniture. Please clean up after your pet after they use the bathroom. Any disruptive barking is against our rules and will result in a canceled booking. No Smoking We are located in a family friendly neighborhood, no parties allowed. We are a party free property with full time resident neighbors. If a party occurs, the police will be called and your reservation will be canceled without refund. Parking for up to 3 vehicles on the driveway (concrete and gravel areas) only. The property to the south is private property and cannot be used for parking. We have stocked the house with many items including start-up supplies. However, if you have booked a longer stay, you will likely need to supplement with your own toilet paper, paper towels, soaps etc. Please provide your own condiments, zip locks, and coffee as these items are not provided. There is a Dollar General within walking distance. Our beach house is located near several bodies of water. You will probably see and hear tropical critters and insects; frogs, lizards, and bugs of all kinds. They are common for our location and are part of living in our beautiful area! There is an exterior security camera in place at the entrance of the house for your protection. Please do not touch or tamper with it. Unfortunately, due to our cleaner's schedule, we are not able to accommodate late check-out or early check-in. We cannot refund for weather, natural disasters, power outages, other things that are beyond our control. Please obtain trip insurance to protect your vacation. If you have reason to cancel your reservation please be advised that we adhere strictly to our AirBnb cancelation polity. It is recommended that you purchase trip/travel insurance to protect yourself from unforeseen circumstances. Please note: this property is located in a hurricane zone. We do not refund for hurricanes unless there is an evacuation order effecting the property. Get trip insurance to protect yourself.

While the beach is around an 8 minute walk, it may take longer for little ones or those with mobility limitations. What’s nice is that beach access 11 is a quick 3-4 minute drive. Parking can be a challenge everywhere in PCB so we recommend one adult dropping off the group, driving home to park and returning on foot. Additionally, golf carts can be rented from local companies if you so desire. Traffic in and around Pier Park can get fairly congested. Please plan on drives in and around the area taking longer than expected.
